Australia’s all-in-one property calculator
Property Calculator Australia was first launched in 2015. The founders, Hani and Liza Roshdy, came up with the idea while searching for an investment property in 2012.
Hani, an accountant and self-proclaimed ‘numbers guy’, struggled to find a single calculator that covered everything he needed. So he did what every accountant does — he built a spreadsheet. Liza, always the opportunist, suggested turning that spreadsheet into an app.
That was the start of a two-year journey. We expanded the spreadsheet, then built it into an app. The process was frustrating, exciting and costly, but ultimately worth it. Australia’s all-in-one property calculator was born.
For nine years, from 2015 to 2024, we offered the app completely free. Having funded it ourselves the whole way, that was never going to last. We could have filled it with advertising, but that would have made the experience messy and frustrating. Instead we held to one principle we’ve never broken: the calculations stay free for everyone — and we added optional paid plans for people who want more, like saving and comparing properties or producing their own branded reports. That funds the app and keeps it improving, without ever putting the core numbers behind a paywall.
Ten years on, Property Calculator Australia has grown into one of the most comprehensive property-numbers tools in the country. On one clean page it works out everything that decides whether a purchase actually stacks up: every up-front cost, what you can realistically borrow, how your repayments behave if rates rise, and — for investors — your rental return and your long-term growth and equity. You can line properties up side by side, and turn any scenario into a clean report you can keep or share.
We’re not finished. We’re building new tools — including land tax and capital gains — and new ways to help, such as connecting you with property professionals when you’re ready to take the next step. Watch this space.
A heartfelt thank you to the 90,000+ users who have already downloaded the app. Here’s to welcoming many more.
Navigate the complexities of your first purchase with ease. PCAU applies first home concessions and the First Home Owner Grant, then lays out your true up-front cost and ongoing repayments — so you can step into the market with confidence.
However many times you’ve bought before, the numbers change with every purchase. PCAU sets out the up-front and ongoing costs, your rental return, and your long-term growth and equity — including scenarios where you draw on existing equity to fund the next one.
With foreign purchaser duty applying in some states, overseas buyers may face additional stamp duty. PCAU shows which states charge it and what the additional cost is estimated to be.
Want to know precisely why you’re paying a particular amount in duty, or why your loan balance is higher than expected? PCAU breaks it all down, so there are fewer surprises at settlement.
Wherever you are in your property journey, PCAU is a valuable tool to have with you — turning a daunting set of numbers into one clear, confident picture.
If you work in property, PCAU is a handy app to have on you at all times. Mortgage brokers, buyers agents and real estate agents use it to walk clients through the numbers on the spot — and to look like the expert they are.
